This Guatemala Dreams review is based on our stay in the Tree House, a two-bedroom Lake Atitlán vacation rental just a few minutes from the center of San Lucas Tolimán. If you’re comparing San Lucas Tolimán accommodations, looking for a San Lucas Tolimán Airbnb-style stay, or simply want a vacation rental with incredible lake views, a kitchen, heated pool, jacuzzi and private dock, this is what our experience was actually like.
And this was one of those stays where the little things ended up mattering as much as the big ones.
Yes, I loved waking up to Lake Atitlán outside the windows. I loved paddling out from the private dock early in the morning, coming back from exploring San Lucas Tolimán and getting into the jacuzzi, and having breakfast cooked for us while we sat looking at the lake.
But I also remember arriving and immediately having someone come out to help us with our luggage. I remember the little welcome sign and chocolates waiting inside the Tree House. I remember how easy it was to communicate by WhatsApp whenever we needed something.
And I definitely remember dropping my phone into Lake Atitlán — because of course I did — and having the Guatemala Dreams staff actually help retrieve it from the lake, then continue checking on me afterward to make sure everything was okay. That kind of attention is hard to capture in a list of amenities, but it’s one of the biggest reasons this stay stood out to me.

FIRST IMPRESSIONS
The Tree House Felt Special From the Moment We Arrived
One of the things I appreciated immediately was that check-in didn’t feel transactional.
We parked and the staff came out to help us with our luggage right away, with the kind of warm attitude that makes you feel genuinely welcome rather than like you’re creating more work for someone.
Then we walked into the Tree House and found a small welcome sign and chocolates waiting for us. Nothing huge or over-the-top. Just thoughtful.
The other immediate surprise was the view.
The Tree House sits high enough that the kitchen and living area open toward beautiful views of Lake Atitlán. This isn’t one of those vacation rentals where the listing says “lake view” and you have to stand in exactly the right corner of one window to find it. The lake really becomes part of the living space.
For me, that immediately changed the feel of the stay. We didn’t have to leave the vacation rental to feel like we were at Lake Atitlán. We could make coffee, sit in the living area and still have that huge landscape right in front of us.
INSIDE THE TREE HOUSE
Two Bedrooms, a Real Kitchen and Some Very Unique Details
This is where I think calling the Tree House simply a “room” really undersells it. It feels much more like a private Lake Atitlán vacation rental.
We had two separate bedrooms, and both felt thoughtfully decorated rather than furnished with whatever happened to be available. There are wood details, colorful textiles and unusual architectural touches that give the space personality without making it feel overly themed.
The Bedrooms
Having two actual bedrooms made a huge difference for us. If you’re traveling as a family, with older kids or with another couple, you’re not all trying to share one hotel room.
This is one of the reasons I would particularly look at the Tree House if you’re searching for San Lucas Tolimán accommodations for a family. You get the privacy of separate sleeping spaces but still have a shared kitchen and living area where everyone can hang out.
A Kitchen I Actually Wanted to Spend Time In
The kitchen is another reason the Tree House felt more like a vacation home than a hotel stay.
It isn’t just practical. The hand-painted botanical details and woodwork give it character, and because it’s connected to the living area and those Lake Atitlán views, cooking something simple doesn’t feel like disappearing into a dark hotel kitchenette.
I like having a kitchen when we travel even if I have no intention of cooking elaborate meals. With a family, simply being able to keep drinks cold, cut up fruit, make coffee or have snacks available makes life easier.
The Waterfall Shower Was One of the Coolest Details
And then there was the bathroom.
The waterfall-style shower sits under a transparent roof surrounded by stone and greenery, so it almost feels like you’re showering outdoors while still having the privacy and comfort of a real bathroom.
I’ve stayed in plenty of beautiful places around Guatemala, and this is one of those design details I actually remembered afterward. It’s unusual without being gimmicky.
📌 IMPORTANT BEFORE YOU BOOK
Guatemala Dreams has several different accommodations, and they are not interchangeable. This review is specifically about our stay in the Tree House. I haven’t personally stayed in every room or house on the property, so I would compare the exact accommodation rather than assuming they all have the same layout, views or amenities.
THE VIEW
Lake Atitlán Was Right There With Us
One of my favorite things about staying in the Tree House was that we didn’t have to schedule a viewpoint.
The kitchen and living spaces already gave us those sweeping lake views, so some of my favorite moments were ridiculously simple: coffee in the morning, sitting around after we got back from town, or watching the light change over the water without having to go anywhere.
That’s one of the reasons I liked Guatemala Dreams as a base. San Lucas was close enough that we could easily go explore, but coming back still felt like returning to the lake rather than simply returning to our room.
✨ DON’T OVERSCHEDULE YOUR STAY
One of the mistakes I make too easily at Lake Atitlán is planning every hour because there is always another village, hike or activity. Leave yourself some time here. We genuinely enjoyed simply being at the Tree House, using the pool and dock and watching the lake.
THE SERVICE
The Staff Is One of the Biggest Reasons I Would Stay Here Again
Beautiful Lake Atitlán vacation rentals aren’t particularly hard to find. What is much harder to find is a private rental that still gives you the feeling that someone is actually looking after you.
That was probably the biggest surprise at Guatemala Dreams.
From the minute we parked, the staff was warm and helpful. They helped carry our luggage in. Communication through WhatsApp was excellent. Whenever we had a question, needed a recommendation or wanted help figuring something out, it felt easy to ask.
Then came my phone incident.
Somehow I managed to drop my phone into the lake from the dock. The staff didn’t just shrug and tell me how unfortunate that was. They helped retrieve it for me.
And what struck me even more was what happened afterward. They kept checking in with me by WhatsApp, making sure I was okay and that I had everything I needed.
That is hospitality to me. Not somebody reciting the Wi-Fi password beautifully at check-in. Somebody noticing when you need help and continuing to care after the immediate problem has been solved.
IT WASN’T JUST OUR EXPERIENCE
I don’t need other reviews to tell me the service was excellent, but I did look at current guest feedback while updating this article. Guatemala Dreams currently has exceptionally strong Google feedback, and a verified Vrbo guest described a very similar level of hands-on hospitality, including help arranging a local hike and transportation, peaceful breakfast and an early-morning kayak. That lined up closely with the experience we had.
THE POOL AND JACUZZI
This Is Where We Ended Up After Exploring San Lucas
The heated pool and jacuzzi weren’t amenities we looked at once and forgot about. We actually used them.
After being out exploring San Lucas Tolimán, coming back and getting into the jacuzzi became one of our favorite ways to end the afternoon. Lake Atitlán can cool down quickly once the sun gets lower, so warm water after a day out felt fantastic.
This was especially nice for us as a family because not every minute of a trip needs to be another excursion. Some afternoons we were perfectly happy coming back and simply enjoying where we were staying.

THE PRIVATE DOCK
Morning Kayaking Was One of My Favorite Parts of Our Stay
The private dock might be my favorite amenity at Guatemala Dreams.
There are kayaks available right there, so going out onto Lake Atitlán didn’t require booking a tour, getting in a tuk tuk or coordinating with anyone.
We loved paddling out in the morning when the lake was calm. There is something completely different about experiencing Atitlán at water level, moving slowly rather than crossing it in a lancha.
It made us feel connected to the lake in a way I wasn’t expecting. We weren’t heading anywhere. We weren’t trying to check off another village. We were just out there paddling, looking back toward the shore and the volcanoes.
Go early if you can. Lake Atitlán is generally much calmer in the morning before the afternoon wind picks up. And if you’re planning to use public boats during the rest of your trip, my Lake Atitlán boat guide explains how the routes and docks work.
BREAKFAST AND FOOD
Breakfast Is Included — and Cooked for You Fresh
One detail I want to clarify because it matters: breakfast isn’t a basket of packaged food left in the room.
Breakfast is included and cooked for you.
That meant we could wake up, enjoy the view and have an actual breakfast without immediately getting dressed and heading into town to find food.
You can also arrange other meals. We were given options for dinner, including traditional Guatemalan food such as pepián, which I really appreciate because it gives you a middle ground between cooking everything yourself and needing a full-service restaurant inside the property.
And because the Tree House has its own kitchen, you still have the flexibility to bring in your own food or pick something up in San Lucas.
One Nearby Dinner I Definitely Recommend: Hotel Tolimán
We also went to Hotel Tolimán for a meal while we were staying at Guatemala Dreams, and I would absolutely do that again.
It’s very close, the restaurant has beautiful Lake Atitlán views and we loved the food. It’s an easy way to have a lovely dinner out without turning the evening into another expedition across the lake.

LOCATION
How Far Is Guatemala Dreams From San Lucas Tolimán?
One of my biggest practical questions before staying anywhere outside the town center is whether “close to town” actually means close.
In this case, it really is.
From Guatemala Dreams to the center of San Lucas Tolimán took us about four minutes by car or tuk tuk.
That gave us exactly the balance I wanted. We had the quiet lakeside setting, but going into town for the market, food or sightseeing didn’t become a logistical project.
🚗 ONE THING TO KNOW ABOUT THE ROAD
The final few blocks to Guatemala Dreams are on an unpaved road. We had no issue getting there, but it’s worth knowing before you arrive, especially if you’re driving a low-clearance rental car or arriving after dark. This is not a polished paved hotel entrance right off the main road.

TOURS AND LOCAL RECOMMENDATIONS
They Made It Very Easy to Figure Out What to Do
Another thing I appreciated was that we didn’t arrive and get handed one generic list of tourist attractions.
The Guatemala Dreams team gave us a lot of options based on what we were interested in. Some experiences could be led or organized through their own staff, and they were also happy to recommend things to do and places to eat independently.
I liked that because I never felt as if every recommendation had to turn into something they were selling us.
Birding Around Lake Atitlán
If you’re a birder, this is actually a very interesting side of the lake to use as a base.
I’ve birded Rey Tepepul myself, above Santiago Atitlán, and it gave me one of my best birding mornings in Guatemala. Even though I wasn’t there at the ideal time for quetzals or migrants, I came away with 15 lifers, including an Azure-rumped Tanager and Guatemalan Tyrannulet.
Guatemala Dreams currently offers a guided quetzal birdwatching experience, but whether you book through them or arrange your own guide, this is a part of the lake worth considering if birds are a priority.

Los Tarrales Is Close Enough for a Fantastic Day Trip
And yes, if you’re staying in San Lucas Tolimán and you love nature, Los Tarrales absolutely belongs on your radar.
We’ve spent time at Los Tarrales Natural Reserve, and it’s one of those places that works even if nobody in your family considers themselves a serious birder. There are forests, coffee, wildlife, waterfalls and an incredible range of birds on the slopes below Volcán Atitlán.

GETTING THERE
Would I Drive to Guatemala Dreams Again?
Yes. For the itinerary we were doing, having a car made this side of Lake Atitlán much easier. San Lucas, Santiago, Los Tarrales and the eastern/southern side of the lake are much easier to explore by road than trying to force everything through Panajachel and public boats.
Just remember the last few blocks into Guatemala Dreams are dirt road. It wasn’t a dealbreaker for us at all, but it’s the kind of detail I would rather know before arriving.

THINGS I WOULD KNOW GOING IN
- The last few blocks of road are unpaved.
- You’re close to San Lucas, but you’re not right in the middle of town wich made this stay relaxing and peaceful.
- Guatemala Dreams has several different accommodations; this review is specifically about the Tree House.
- This isn’t a conventional full-service resort with a large restaurant open all day. Breakfast is prepared for you and additional meals can be arranged, while the Tree House also gives you a kitchen of your own.
- If being able to walk directly out your door into restaurants and shops matters more than lake access and privacy, staying right in central San Lucas may suit you better.
MY VERDICT
Would I Recommend the Guatemala Dreams Tree House?
Yes — especially if you’re looking for a San Lucas Tolimán vacation rental where the lake itself is part of the experience.
What made the Tree House work so well for us wasn’t one giant luxury feature. It was the combination.
We had two bedrooms and enough space to feel at home. We could make coffee in our own kitchen while looking at Lake Atitlán. Someone cooked breakfast for us in the morning. We could walk down to the dock and take a kayak out without planning anything. We could explore San Lucas, eat an amazing meal at Hotel Tolimán and be back in the jacuzzi a few minutes later.
And when something actually went wrong — namely, me sending my phone for an unexpected swim in Lake Atitlán — the staff showed me what the hospitality here was really like.
That’s what I remember most. Guatemala Dreams gave us the privacy and space of an Airbnb or vacation rental, but we never felt like we were on our own.
